General Liability Insurance
Third-party bodily injury and property damage, products and completed operations, and personal and advertising injury, plus the cost of defending a claim.
Business Auto Insurance
Vehicles owned by the business, plus hired and non-owned auto for the times an employee runs an errand in their own car. Personal auto policies generally exclude business use.
Contractor’s Insurance
The package a trade actually needs to get on site: liability, tools and equipment, commercial auto, and the certificates a general contractor will ask you for.
Workers Compensation Insurance
Medical costs and lost wages for employees injured on the job, plus employer’s liability. Florida’s requirement thresholds differ sharply by industry, and construction is treated far more strictly than most other trades.
Business Insurance
For many smaller businesses this is a business owners policy: property, general liability and business income bundled into one policy, usually for less than buying the parts separately.
Professional Liability Insurance
Claims that your professional advice or service caused a financial loss, which is something general liability does not touch.
E&O Insurance
Errors and omissions cover for consultants, agents, designers, accountants and other advisers whose work product is the thing being relied on.
Condominium Association Insurance
The association’s master property and liability programme, plus directors and officers cover for the board.
HOA Insurance

Commercial property covers the structure and the contents. Business income — what keeps paying the staff and the rent while you cannot trade — is the half that is easiest to leave too small.
Where most small businesses start
The Business Owners Policy
A BOP bundles the three coverages most small businesses need into one policy: commercial property, general liability, and business income. Bundling usually costs less than buying the parts separately, and it is simpler to manage.
Not every business qualifies. Eligibility is set by each carrier and turns on your industry, your size, your revenue and your loss history, which is one more place where having thirty-plus carriers to ask makes a practical difference. A business one carrier declines is often perfectly acceptable to another.
Note what is not in a BOP: workers’ compensation, commercial auto, professional liability, cyber and flood are all separate purchases.
The paperwork side
If you work as a subcontractor, lease commercial space, or bid for larger companies, your insurance is also a contractual obligation you have to be able to evidence.
- Certificates of insurance evidence your coverage to a third party. We would rather issue one quickly than have you lose a job waiting.
- Additional insured status extends certain liability protections to a general contractor or a landlord. It is an endorsement on the policy, not something a certificate creates on its own.
- Waiver of subrogation gives up your carrier’s right to recover from the other party, and it has to be endorsed onto the policy to be real.

Business insurance questions, answered straight
I run the business from my house. Isn’t it covered by my homeowners policy?
Almost certainly not to the extent you would want. Homeowners policies limit business property and generally exclude business liability. Depending on what you do, the answer may be an endorsement on the home policy or a small standalone commercial policy.
Do I need workers’ compensation if I only use subcontractors?
Often yes, and this is one of the most commonly misunderstood points in Florida. An uninsured subcontractor can become your responsibility, particularly in construction. Collecting certificates from your subs is not optional paperwork; it directly affects your audit and your exposure.
What is a premium audit, and why did I get a bill after the policy ended?
Many commercial policies are rated on estimated payroll or revenue and then audited at the end of the term against the real figures. If the business grew, an additional premium follows. Keeping us updated during the year avoids the surprise.
Does general liability cover damage to the work I performed?
Generally not. Damage to your own work product is usually excluded, which surprises contractors regularly. Damage your work causes to other property is a different question, so bring us the specific scenario.
Is business income coverage worth it?
For most businesses that cannot operate from anywhere else, it is the coverage that decides whether the business survives a long closure. After a hurricane, the property cheque rebuilds the building; business income coverage pays the staff and the rent while that happens.
Does commercial property insurance cover flood?
No. The same rule applies as for a house: flood is excluded and must be bought separately. See our flood insurance page.
